The City of Ottawa has received a Zoning By-Law Amendment application to facilitate the construction of a 22 storey mixed-use building and associated underground parking for 1950 Scott Street, 312 Clifton Road and 314 Clifton Road. The site represents a land assembly that includes a vacant 1.5 storey building used previously by the Buddhist Progress Society of Ottawa, a vacant three-storey detached dwelling, and a vacant two-storey detached dwelling. A previous zoning amendment to develop a 20 storey building was approved in 2019.
The proposed amendment seeks relief from the existing zoning provisions to:
- Amend Schedule 400 to reflect amended setbacks and maximum building heights;
- Reduce required resident parking to zero; and
- Remove the Holding Zone and the provisions relating to a previous Section 37 of the Planning Act agreement and replace with a Community Benefit Charge agreement.
