951 Gladstone Ave + 145 Loretta Ave - 2nd submission update - Open House

As you may be aware, there is a Zoning By-Law Amendment and Official Plan application currently circulating for 951 Gladstone Ave and 145 Loretta Ave in the Civic Hospital / Hintonburg / Little Italy area. The application is to permit a mixed-used development with office, retail and residential uses in three high-rise towers. We hosted the first public open house in February; thank you to all those who attended and provided feedback. The applicant as taken the feedback from the community and has made changes to their original submission. 

The changes are as follows, full details of the changes can be found on within the Rationale Addendum via DevApps:

  • Office block podium reconfigured to reduce impact on the Standard Bread Building.

The office block podium is now pulled away from the Standard Bread Building. The front building wall setback as been increased to match the Standard Bread Building’s setback and create a unified street edge context. The office block height has also been reduced to 5-storeys where it was previously 6-storeys.

  • Removal of Gladstone Station Above-Grade Connection

 

  • Phased Approached

The overall site build-out has now been demised into two phases rather than three.

 

  • Removal of Driveway Access from Gladstone Ave

This has been removed in favour of a POPs (Privately-Owned-Public-Space), and eliminates streetscape interruption and provides more greenspace.

 

  • Larger Podium Footprints

The footprints of the tower podiums have been increased to provide increased office GFA in response to market demand and an initiative to deepen the mix of uses on-site.

 

  • Joining of Tower 1 and 2 Podiums

This allows a single larger office block and a broader range of possible tenants for the proposed office and commercial areas.

 

  • Changes to Tower 3

Tower 3 is now proposed as a solitary detached structure, connected only via the underground parking garage.

 

  • Tower Height and Separation

Tower 1 is now proposed at 35-storeys (previously 41-storeys); Tower 2 is no proposed at 33-storeys (previously 35-storeys); and Tower 3 remains at 30-storeys.

 

  • Revisions to Primary POPS area

The primary POPS area fronting onto Loretta Avenue has been reconfigured. It has been reduced in overall size to provide safer loading, access and circulation throughout the site. Surface parking has been angled and reduced from 14 spaces to 8 spaces. A public art installation is proposed as well.

 

  • Secondary POPS area

The lobby link between Podiums 2 and 3 has been removed and is now proposed as an outdoor plaza that will connect Loretta Ave N and the development itself to the future multi-use pathway along the O-Train corridor.

 

  • Multi-Use Pathway Position

The multi-use pathway has been considerably reconfigured.

Our office will be hosting another open house to discuss the changes to this application on Tuesday, September 10 at the Hintonburg Community Centre (Wellington Room) from 6:30 to 8:30pm. The applicant's team will be on hand to run through the proposed development, and the lead planner will be available to field process questions. Jeff  will facilitate a Q + A.
