243-245 Hinchey Development Proposal - Updated Submission

There has been a resubmission on the application for 243-254 Hinchey Ave, which we previously discussed with the community in the summer. Since the initial submission, the applicant has made a number of changes in response to technical and public comments.

Specifically the rear balconies have been removed, the unit count reduced from 18 to 16, the rear yard setback and interior side yard setbacks increased to comply with Zoning requirements (infill provisions), additional landscaping in the rear and front yards, cladding changes from metal panel to pre-finished cementious panel, and increased bike parking spaces from 9 to 18 (note that 16 spaces will be outside and 2 inside). The garbage and majority of bicycle parking spaces remain in accessory structures in the rear yard (both are protected by a roof and are easily accessible).

The relief being requested is as follows:

-increase in unit count from 12 to 16;

-reduction from required parking spaces for a motor vehicle from 2 to 0;

-to permit an accessory structure in the rear yard with a setback of 0 metres from the rear and interior side lot lines whereas the Zoning By-law requires a setback of 0.6m; and,

-despite 161(13)(h) and (j), no balconies and no additional recession of the building façade is required.
