I've received a head's-up that a re-zoning application will be made for 250 and 252 Hinchey for a 3-storey, 16-unit apartment building (pictured). The site plan is attached below. Details are now available on DevApps - Zoning By-Law Amendment and Site Plan Control.

The City of Ottawa has received a combined Zoning By-law Amendment and Site Plan Control application to facilitate the construction of a 3-storey 16-unit apartment building. A rendering is provided below. The unit count will consist of two(2) studio units, ten(10) 1-bedroom units, and four(4) 2-bedroom units. No parking is being proposed.

The subject site is located in the Hintonburg neighborhood, to the east side of Parkdale Avenue and to the south of Scott Street. It is comprised of two lots totalling 20 metres of frontage and 614 square metres of lot area. Each lot presently contains a single-detached homes. The lots immediately adjacent to the site are developed with older two-storey single-detached homes.

The Site is zoned Residential Fourth Density, Subzone H (R4H) in Zoning By-law 2008-250. The ‘Mature Neighbourhoods Overlay’ applies to the site. The Zoning By-law Amendment is seeking to:

·         Increase the number of units to 16, whereas the R4H allows a maximum of 4;

·         Provide 0 residential parking space, whereas 2 spaces are required;

·         Reduce the interior side yard setback after 21 m of lot depth to 1.5 m, whereas 6 m is required;

·         Increase the walkway width to 1.5 m, whereas the maximum allowed is 1.25 m.
