54, 56, 60 Bayswater Ave: Zoning By-Law Amendment & Site Plan Control - Open House

A Zoning By-Law Amendment application and Site Plan Control have been filed with the City for the properties of 54, 56, & 60 Bayswater Ave, in Hintonburg to permit the development of a six-story mid-rise apartment dwelling. The subject site is currently zoned R4UB and is being proposed to be re-zoned to R5. The rezoning application further seeks to modify the required interior side yard setback of the R5 zone to be consistent with the current R4UB zone, permit a rooftop washroom, permit parking spaces with a reduced width, and permit alternative setbacks for the proposed carport.

The proposed development is a six-storey mid-rise apartment dwelling. The south side of the proposed development steps down to four storeys adjacent to the existing low-rise residential uses. A total of 40 residential units are proposed. One level of underground parking with eleven spaces and seven covered at-grade spaces at the rear of the building are proposed. Vehicular access to the underground parking garage is proposed from the rear lane.
