399 Winston Ave - Zoning By-Law Amendment and Site Plan Control + Open House

The City of Ottawa has received Zoning By-law Amendment and Site Plan Control applications to permit the development of a 7-storey mixeduse building on the properties located at 397 and 399 Winston Avenue. The Zoning By-Law Amendment is required for a reduced requirement for transparent windows and active entrances at the front facade of the ground floor (required 50% proposed 35%).

The proposed development is a 7-storey mid-rise apartment dwelling, with commercial uses on the ground floor and residential uses on upper floors . A total of 42 residential units are proposed, and two commercial uses are proposed on the ground floor. Two levels of underground parking area proposed. The proposed development has been designed in conformity with the provisions of the Traditional Mainstreet zone in terms of setbacks from the property lines, and stepbacks for the upper floors of the building. The development on this site is proposed to connect to the Winston Square in order to expand on the existing public space.
