797 Richmond Rd - Zoning By-Law Amendment Application and Site Plan Control Open House

The City of Ottawa has received a Zoning By-law Amendment and Site Plan Control application to construct a 9-storey mixed use building with ground floor commercial spaces, residential dwellings in the upper storeys and two levels of underground parking.

The subject site is located at 797 Richmond Road and currently consists of asphalt surface parking and a single one-storey building which contains the owner’s existing medical facility office (dental clinic).

The proposed development is a mixed-use development consisting of a single mid-rise building. The proposed development includes 60 dwelling units and three non-residential units on the ground floor, one featuring a dental clinic.

The application seeks to increase building height from the current zoning (Traditional Mainstreet), which has a height limit of 6-storeys (20 metres), to the proposed height of 9-storeys (31.5 metres), as well as to permit 3 private approaches, which is limited in the zoning to 1 given the frontage.

Our office is holding a community open house to give residents the opportunity to review the details further, and ask questions from the developer and City staff.
