61 Pinehurst - Site Plan Control Application

The City of Ottawa has received a Site Plan Control application to construct an eight-unit, three-storey low-rise apartment building with no vehicular parking.

The subject site, known municipally as 61 Pinehurst Avenue, is located on the east side of Pinehurst Avenue between Scott Street and Bullman Street. The lot has an area is 306m2 , with approximately 10.06m of frontage on Pinehurst Ave and a lot depth of 30.51m. The site is currently occupied by a detached residential home and shed. The site is surrounded by predominantly low-rise residential uses and is within walking distance of both the Tunney’s Pasture and Bayview LRT stations.

The application has been submitted to accommodate the construction of a three-storey low-rise apartment building, which will contain eight units consisting of four one-bedroom units and four two-bedroom units. The proposed gross floor area is 488.6 m2 . A total of four bicycle parking spaces is also proposed, along with landscaped area in both the front and rear yards. Garbage storage will be provided in an accessory structure in the rear. There are no proposed vehicular parking spots for this development.
