16 - 20 Champagne Ave - Site Plan Control Application Open House

As you may be aware, there is a Site Plan Control application currently circulating for the properties at 16 - 20 Champagne Ave in the Civic Hospital / Little Italy area. The application is to demolish the existing two houses and detached garages to build a 3.5-storey apartment building with 15 to 18 rental units and no parking. In addition to the Site Plan Control application, they require three Minor Variances: 

1. to reduce the minimum number of parking spaces required to 0; whereas the By-law requires a minimum of 4 parking spaces for this site and number of units.

2. to reduce the minimum front yard setback to 2.9m in order to be in line with the average existing front yard setback pattern along the street; whereas the By-law requires the front yard setback to be the average of the setbacks of the adjacent lots (in this case 6.4m), but need not exceed 6m

3. to reduce the minimum side yard setback to 3.5m and 4.5m; whereas the By-law requires that the minimum side yard setback is 6m where the building wall is located more than 21m from a front lot line. 

They will be seeking these variances at the December 5, 2018 Committee of Adjustment (Panel 1) hearing.

Please note that for the minor variances since they being sought at the COA, you will need to submit comments on those items to the COA directly, via CofA@Ottawa.ca. 

We are hosting an open house to discuss this application on Monday, November 19 from 6:00-7:30pm at the Heart & Crown on Preston St (in the front area by the stage). The applicant's team will be on hand to run through the proposed development, and the lead planner will be availble to field process questions. Jeff will faciliate a Q + A which will begin at 6:15pm.
