10 Garrison St - Rezoning Application - Open House

The applicant for the property located at 10 Garrison Street is bringing forward a Zoning By-Law Amendment application to construct a three-storey low-rise apartment building, with a total of 10 dwelling units. This proposed redevelopment will involve demolition of the existing single-detached home on the site, located adjacent to the Metro grocery store and west of Western Avenue (and just north of Wellington Street). 

• The proposed building consists of a total of 10 residential units.

• At-grade amenity area is planned for the rear yard, along with bicycle storage (6 spaces) and garbage storage.

• Zero parking spaces will be provided.

• Balconies are proposed along the north and south elevations.

The site in question is presently designated as Residential First Density Zone, Subzone MM (R1MM) under the City of Ottawa's Comprehensive Zoning By-law (2008-250). The existing zoning regulations do not allow for the construction of a low-rise residential apartment building. As a result, the proposed Zoning By-law Amendment aims to change the site's zoning to Residential Fourth Density, Subzone UC (R4UC) to enable the development.

Our office is holding a community open house to give residents the opportunity to review the details further, and ask questions to the applicant.
