87 Melrose site plan application

The City of Ottawa has received a Site Plan Control Application for 87 Melrose Avenue. The subject site is located on the east side of Melrose Avenue between Gladstone Avenue and Highway 417. The subject site has a 10.6 metre frontage on Melrose Avenue and a total lot area of approximately 557.6 square metres. There is an existing three-unit dwelling on the site.

South of the subject site is Provincial Highway 417 and north of the site is Gladstone Avenue, a collector road fronted by a mix of residential and commercial/service uses. To the west and east of the subject site are low-rise residential dwellings.

The proposed development is to modify the existing three-unit dwelling into a four-unit apartment by adding an additional unit on the basement level. Additional changes to the site include the removal of the rear parking spaces to provide greater soft landscaping and amenity space, as well as improvements to the bicycle parking area and the garbage area.
