522 Lower Byron Avenue - Zoning By-law Amendment and Site Plan Control Applications + Open House

The City of Ottawa has received Zoning By-law Amendment and Site Plan Control applications to facilitate the construction of a three-storey residential apartment building containing 18 dwelling units. No vehicular parking is proposed.

The subject property has a frontage of 20.12 metres on Lower Byron Avenue and a lot depth of 30.40 metres for a total site area of 611.64 square metres. Currently, a two-story detached building occupies the subject property. The area surrounding the subject property is characterized by low- and mid-rise building typologies typically found in the Westboro neighbourhood. North of the subject property is characterized by the low-rise commercial uses along Richmond Road. East of the subject property is Churchill Public School and surrounding low-rise residential buildings. South of the subject property is characterized by low-rise residential buildings and Westboro Village Co-operative Preschool. West of the subject property are mid-rise mixed-use buildings along Richmond Road, residential uses along Byron Avenue, and the Byron Linear Tramway Park. The proposal seeks to redevelop the site and construct a three-storey residential building containing 18 apartment units. The proposal includes five studio units, nine one-bedroom units, and four two-bedroom units, as well as at-grade and rooftop amenity space. The proposal includes nine bicycle parking spaces and zero vehicular parking spaces.

The application for a Zoning-By Law Amendment proposes to seek relief from provisions within the (R4UC [2685]) zone in the City of Ottawa Zoning By-law 2008-250. The purpose for this minor rezoning is to allow for a decrease in the minimum rear-yard setback from 9.12 metres to 5.86 metres, an increase in the maximum permitted rear yard projection from 1.2 metres to 1.52 metres above the first floor, a decrease in the minimum rear yard area from 25% to 21.2%, a decrease in the minimum number of resident parking spaces from 3 to 0, and a decrease in the minimum number of visitor parking spaces from 1 to 0.
