335 Roosevelt Avenue – Resubmission #2 – OPA and ZBA Applications – Blog Post + Open House Recording

The applicants for the proposed development at 335 Roosevelt have resubmitted their development application to the City of Ottawa. Previously, the submission included two high-rise residential buildings of 21 and 18 storeys and 4 low-rise residential buildings. As many know, development applications were previously submitted in 2011 to permit the development of two (2) high-rise towers on the subject property, with building heights of 14 and 16 storeys, respectively. These applications were approved by Council and were subsequently appealed to the Ontario Municipal Board. In 2014, the Board’s decision applied a maximum of eight (8) storeys on the subject site.

The revised design of this second resubmission has reduced building heights to two (2) 12-storey buildings. Three (3) storey low-rise apartment buildings on Wilmont Avenue and Winston Avenue remain from the original proposal, with one (1) apartment building along Roosevelt removed in the revised plan. A total of 284 residential dwelling units are proposed across the site.

All parking is located underground and is accessed via two (2) entrances/exits at Winston Avenue and Roosevelt. This is located in the two (2) levels of underground parking, which contain 260 parking spaces. There are also 284 bicycling parking spaces provided on the site.

A mid-block pedestrian connection remains at the northern terminus of Winston Avenue, which provides a north-south pathway connection to the multi-use pathway (MUP) along the south side of the Transitway.
