260 Armstrong - Site Plan Control Application

The City of Ottawa has received a Site Plan Control application to construct a three-storey residential building containing eight dwelling units and 690 square metres GFA, with seven bicycle parking spaces.

The subject site is located on the southern side of Armstrong Street, between Hinton Avenue North and Hamilton Avenue North, in the Wellington West neighbourhood. The rectangular property has an area of 251.57 square metres, with 10.05 metres frontage on Armstrong and a lot depth of 25.02 metres. The property is currently occupied by a duplex building with a driveway on the east side of the property and surface parking in the rear.

The area surrounding the subject site is generally characterized by a variety of uses ranging from commercial office space, light industrial, restaurant, and low- and mid-rise residential buildings. To the immediate east of the subject site is surface parking, and to the immediate west of the subject site is the property municipally addressed 262 Armstrong Street containing a single-family home.

The purpose of this application is to accommodate the redevelopment of the site to construct a three-storey rental residential building with 690 square metres GFA. The applicant is proposing a total of eight dwelling units consisting of four one-bedroom units and four two-bedroom units, and a rooftop terrace amenity area of approximately 36 square metres. Zero vehicular parking is being proposed; however, seven bicycle parking spaces will be located in the basement and ground floor levels. A garbage room will be located internally on the ground level.

The applicant intends to submit an application for Minor Variance for a reduced front and rear yard setbacks once the application for Site Plan Control has been reviewed. Additional variances may be identified through the review process.
