243/245 Hinchey Development Proposal

In addition to the application for 250/252 Hinchey to which I made reference last week (here), I've received another head's up, this one for 243/245 Hinchey. The applications are now available on DevApps, Zoning By-Law Amendment and Site Plan Control

"The project is an 18 unit 3 storey (+ basement) rental building with an all brick front facade and significant brick along the sides of the building which is to be called 'The Pendleton'. 

"Due to the proximity of the property to Scott Street and the LRT parking is not being provided.  The units will be a mix of 1 bedroom and 2 bedroom units ranging in size from 44 m2(473 ft2)  to 67 m2 (720 ft2) with most units being 62 m2(667 ft2)  or 67 m2 (720 ft2).

"Bicycle parking is being provided at a ratio of 1 space/unit and the units at the rear will have balconies.

"It is anticipated that the statutory notification signs will be on the property and the City website in the coming days and the neighbours on the block have been given an overview of the project through a project summary that Ryan has delivered to the properties on the block. 

"Since our original pre consult with the Planning Department we have reduced the unit count (from 22 units to 18 units), shifted the location of the bicycle parking and modified  the design of the front yard and made some reductions to the building footprint and we have also modified the building materials being used and we have also eliminated a proposed rooftop amenity area.

"These lands are subject to the new R4 regulations which would increase the number of units permitted per building that are scheduled to be heard by the Planning Committee likely in the fall.

"We look forward to your comments and we would like to proceed to a neighbourhood open house on the project."
