A Site Plan Control application has been submitted to construct a three-storey residential building, containing 12 units. The proposal includes 160 square metres of amenity space and 12 covered bicycle parking spaces. The site is currently occupied by a triplex, detached garage, and surface parking area. Adjacent to the property on the east side of Holland Ave are mainly mixed-use developments with ground floor commercial and residential units above. Across the street on the west side of Holland Ave are mature, semi-detached homes. The properties to the rear of the subject site, on Hinton Avenue, are low-rise residential.
