12 Hamilton application - 5-storey, 25-unit apartment building

The comment period is now open for a proposed 5-storey, 25-unit apartment building proposed for 12 Hamilton Avenue North, across from Parkdale Park. The building essentially fits the zoning, but the applicant, Surface Developments, will need to go to the Committee of Adjustment for variances on the third-storey stepback, as well as elminating visitor parking spaces (one is required).

We don't have a digital rendering of the architecture, yet, but pictured is Randall the Intern in my office showing the plans that were left with us.

I've had a chance to see the plans (available here) and consider that it's sensitive to the park use across the street. Given the nature of the mixed-use zone, I do want to work with the owners to ensure much more bike parking.
